CNY revenue FY2025, 65.6% gross margin and 16.2% net margin, with a membership base generating over 80% of retail sales and 340,000 accounts spending over 5,000 CNY/year, cumulating 4.90 bn CNY in sales (H1 FY2026, MD&A p. 34). The model is capital-light in the classic accounting sense — maintenance capex of 160.8 mil. CNY in FY2025, under 3% of revenue — but it is not economically capital-light: total rent on the store network was 640.0 mil. CNY in FY2025 (313.3 mil. in operating as short-term leases and variable payments + 326.7 mil. in financing as lease-debt payments, note 14(b)), i.e. 11.5% of revenue. Whoever takes "CFO − capex" as the flow to shareholders at this company inflates the base by 42.6%.

The FCF bridge, in short. FY2025: CFO 1,132.989 mil. − capex … mil. + disposal proceeds 0.560 mil. = 972.8 mil. "simple FCF." After lease payments (326.7), bank interest (0.5) plus interest received (36.7), what remains is FCFE 682.3 mil. CNY net cash and the 7.3% dividend yield is covered from the flow. But three things stop full conviction: (1) the valuation depends overwhelmingly on the multiple staying at 9.2× P/E, double the company's own 2022-2025 average of 6.35×; (2) the January 2026 placement of 14,535,000 shares at … contradicts the "sufficient cash flow" narrative and marks the first dilution since listing; (3) a fashion house with same-store sales of … and 39% of its lease debt contracted with related parties of the controlling shareholders does not deserve the safety premium the current multiple grants it.
